Advantage Pointe Properties Graduated Rate Commission Structure

Advantage Pointe Properties
takes on some of the burden of owning rental homes in today's Albuquerque real estate market by eliminating flat rate commissions on collected rent.

In our continuing effort to reduce our owners' cost of maintaining residential rental properties in Albuquerque, Advantage Pointe Properties offers a unique graduated commission rate structure. 

Most Albuquerque property management agencies and companies charge the owners of the rental properties they manage a percentage of the monthly rent collected. In almost every case, this percentage is the same regardless of the monthly rent obtained for your property.

At Advantage Pointe Properties, we do things a little differently.

Rather than a single percentage rate charged on all collected rents, Advantage Pointe Properties commission rate structure is based on the monthly rent obtained for your property.

The Advantage Pointe Properties Graduated Commission Rate Structure

 Your Property Rents For:  Commission Rate + GRT**
 Up to $1,050/Month
 $1,051/Month to $1,350/Month  9%
 $1,351/Month to $1,650/Month  8%
 $1,651/Month to $1,950/Month  7%
 $1,951/Month and Above  6%

**GRT (Gross Receipts Tax) is charged on the commission earned by Advantage Pointe Properties and not the gross rent. This rate is set by the various communities in New Mexico and is subject to variation. This rate is subject to change every year on January 1st and June 1st. The current rate is 7.875%.

Whatever your commission rate may be, however, we will continue to provide the same great service without any additional charges or hidden fees.

Advantage Pointe Properties provides residential rental property management services to owners of single family and multiplex (up to four units) rental properties in the greater Albuquerque, New Mexico and Rio Rancho, New Mexico areas.

We pride ourselves in maintaining a level of residential rental property management services in Albuquerque that are second to none. In fact, we are so confident of the residential property management services we offer that our residential rental property management agreement runs from month-to-month. In other words, if you are not satisfied with our management services, you may terminate the agreement at any time with a 30-day notice.

Our commission rate structure is competitive in the open market and is guaranteed as long as you, the owner, are a client of Advantage Pointe Properties. And, if our commission rate structure changes to your advantage, you will be given the opportunity to participate in the new structure.

Residential Property Management for Tenants

Advantage Pointe Properties manages some of the finest residential rental properties in the greater Albuquerque, New Mexico and Rio Rancho, New Mexico areas.

We thoroughly inspect and clean every one of our Albuquerque rental properties after each tenant moves out and, again, before a new tenant moves in. In addition, all of our rental homes are inspected quarterly to be certain that everything is in good working order.

We pride ourselves in developing excellent landlord-tenant relationships and want every one of our tenants to feel at home. We do require that you, the tenant, maintain a clean home, keep the yards picked up and free of debris, and change light bulbs and smoke detector batteries, as necessary.

Otherwise, we will provide regularly scheduled maintenance and, if need be, emergency maintenance services.
